Shallows Beach House

Thank you for choosing The Shallow’s Beach House for your stay. We are a quadruplex; therefore, up to four units can be booked at one time. To ensure each of our guests has a wonderful stay, we have developed our property policies. Please read each policy careful as you are asked to sign to ensure understanding.

Occupancy

• The smart lock code will be provided the day your stay begins before check-in time once our cleaning crew finishes preparing the property for your stay (usually between 1 to 2 pm).
• Maximum occupancy per unit is 4 people. Children under 12 are not included in this occupancy count. Guests are permitted, but are not allowed to stay overnight. See additional guest policies below for complete guest rules.
• No Early Check In or Check Out Unless Otherwise Instructed. $100/ hr late fee for late check outs no exceptions.
• If you damage the unit or property, you agree to remedy all damages or expenses that occur during your stay. All messages and communications must be through admin@shallowsbeachhouse.com or email submission form.
• Second floor bookings (Unit 3 & 4) must be aware they will have to climb stairs.
• No parties or events of any kind are allowed on the property unless permission is granted by property management. Music is permissible, but must adhere to the noise ordinance.
• No excessive dirt or trash to be left on the property.
• Please do not unplug WiFi router from the outlets. Doing this disrupts the internet network and leaves the other units without internet. If you are having difficulty accessing the internet or TV, please call the property manager.
• We are not responsible or liable for any accidents, injuries or illness that occur while on the premises.
• We are not responsible for the loss of personal belongings or valuables during your stay.
• We cannot be responsible for any items left behind. There will be a minimum handling fee of $20, plus cost of shipping for anything you request being returned. Requests must be made with 3 days. Outside of 3 days, items may be donated at the sole discretion of the host.
• Please be mindful of other guests sharing the outside space. No bonfires are allowed on the beach.
• We provide 1 large and 1 small towel per guest stated on reservation. Please, do not use our towels to clean bodily fluids, kitchen grease, or take them down to the beach. We have a replacement cost of $15 per towel. Please do not go into the laundry room and take additional towels laundered for upcoming guests.
• We provide 2 toilet paper rolls and a paper towel roll for each reservation. If you require more, you will need to purchase them on your own. Longer rentals may contact management for more paper products supplies. Please, do not flush any feminine menstruation products, condoms, baby wipes or any other obstructing items in the toilet. Trash cans are provided in the bathrooms.

Parking

• Parking is limited to the assigned parking lot, one spot is reserved for each unit.
• If a guest prevents another guest from using their parking spot, by parking over the line or taking up multiple spots, they will be towed at the vehicle owners expense.
• No commercial vehicles or RV’s allowed to park on the premises without prior consent of property management.

Guests

• Renters are responsible for all guests. If any complaints are received towards guests, those guests will be asked to leave and not allowed back.
• Visitation: Guests are allowed 1 visit per week.
• Relatives and friends staying offsite are not allowed to use Shallows Beach House Amenities or beach access. They would be allowed 1 visit per week under the visitation rule.
• Guests visiting renters should not exceed 6 people without prior permission from Property Management. Please be respectful of other renters, Shallows property, and neighbors.
• Guests policies are at the discretion of the property owner. Renters may request special permission and will be evaluated on a case by case basis; however, any complaints from other renters or neighbors could impact future renting as well as guests being asked to leave the property.

Smoking

• The Shallows Beach House is a smoke free rental. Smoking or incense burning inside the property is strictly forbidden.
• If traces of smoking or incense burning are found on the premises, the guest is responsible for an additional $200 fee.

Pets

• Pets are allowed at the Shallows Beach House for a nonrefundable pet fee of $100. Only our bottom units are pet friendly. Back yard and beach MUST be free of pets droppings, if you do not clean up after your pet you will be charged an additional cleaning fee of $150.00.
• The back and front patios are SHARED by all guests and are off limits for your pets to use as a bathroom. Please take them out for a walk, and remember to look after them.
• No Pet is allowed Unleashed or Unattended on the property for safety of all guests and the pets.
• We love our furbabies and understand some pets are used to lounging on furniture. A furniture protector is provided for your pet's use while staying with us. Please ensure if your furbaby does lounge on the couches that they use this protector to keep the facilities protected for future use.
• Pet owners are liable for any damages done by their pets.

Turtle & Wildlife Policy

• The Shallows Beach House is a beachfront property; therefore, we must abide by the Florida Fish and Wildlife Conservation ordinances for protecting sea life. Sea turtles are known to nest on Florida beaches. The Nesting season falls between May 1st and October 31st. To protect sea turtles from harm or adverse effects of artificial lighting, all guests are asked to stay away from marked nests and turn off bright outdoor lights at dusk. All items must be removed from the beach overnight. Although we have turtle friendly outdoor lighting, please be mindful and turn off all outdoor lights in the evening. It is a felony to disturb a nest. Permitted agents of the state shall conduct activities related to sea turtle protection and conservation. They meticulously mark each nest and track the incubation period of the eggs and hatchlings. Guests who move or disturb a nest and/or violate lighting ordinances by leaving lights on or not utilzing blinds/partitions are responsible for any charges brought against them by the state of Florida as sea turtles are a protected species.
• In addition to sea turtles a variety of wildlife are also present on the waterfront (Pelicans, Sand Pipers, Manatees, Dolphins, Sharks, etc.). Please be respectful, do not feed, and keep a safe distance from the wildlife. Due to this, your fur babies should not be down on the lower beach. The upper beach is the appropriate place for them to enjoy the sunshine.

Cancellation Policy

• At Shallows Beach House we understand something may come up that will interfere with vacation plans. We try to accommodate that as best we can.
• Monthly Rental Cancellation policy allows a full refund if cancellation is requested 30 days prior to the check in date. If after the 30-day mark a 50% refund is available if you still need to cancel.
• Weekly Rental Cancellation policy allows a full refund if cancellation is requested 14 days prior to check in. If within the 14-day period then a 50% refund is available if you still need to cancel.
